Work is due to start on the redevelopment/modernisation of Fenchurch Street station is due to commence this year.

What stage are things at? Have plans been submitted?

I was involved in proposals for redeveloping Fenchurch St way back in the 1980's and have, off and on, been involved in different proposals ever since. Anyone got any details of what's being proposed? Big problem has always been crowd control and getting enough exits to get people away from the relatively narrow platforms quickly enough.

The Superdrug which was situated on the right hand side of the station has closed and the unit is being gutted. Is this likely to be reused as a retail unit or is it to be another entrance into the station?

I see also the tiles has been removed from the false ceiling inside the station, is the whole to be removed to make the station feel more 'airy'?

A second entrance/exit which opens onto Crosswall opened a few years ago and that eased the traffic a little. It's not obvious what scope there is left without doing something quite significant. There is an over station office building so that opportunity has long been exported.

I used to work in an office that used to overlook the station before that built on top of it.

Impact of Proposals

The proposals entail the removal of the current retail units at concourse (first-floor) level and their replacement with new units with fully glazed shopfronts and an open-plan bar occupying the central section of the façade. The proposed work will have a positive impact on the listed building by removing elements that detract from its significance and better revealing historic features.

This will greatly enhance the interior of the station and will allow visitors to better appreciate the historic nature of the façade, which is currently hidden internally. The scheme satisfies the national and regional policies for the historic environment in the NPPF and the London Plan, in addition to the local policies and guidance issued by the City of London. Therefore, we recommend that listed building consent is approved.

The proposals consist of the refurbishment and rearrangement of retail spaces at concourse level. The partitioned retail, store and office spaces will be stripped out and the studwork walls built up to the inner face of the retained façade will be removed.

The new arrangement will create a more open plan space. New retail, office and storage spaces will be created in their place, while an open plan bar will occupy the current position of two retail units (Cards Galore and M&S) which are built up against the retained Victorian façade. The work will not affect the exterior of the building, so the impact upon the conservation area has not been addressed.

These elements currently detract from the building’s significance, being of low quality and concealing historic features of architectural and aesthetic interest.


Removal of partitioned spaces and related works within the redeveloped 1980s part of the concourse

The 1980s interior is not of any heritage interest, so this intervention will not affect any significant fabric or spaces.

Creation of new retail spaces and open-plan bar in vicinity of retained façade

The creation of an open plan bar in the centre of the retained façade will better reveal the arched windows and associated historic mouldings, which contribute to the building’s significance. By removing partitions from between the windows and using fully glazed shopfronts for the retail units, visitors to the listed building will be able to better appreciate the regular rhythm of the Victorian façade created by the windows. A sensitive conservation approach will be taken in restoring the historic cornice moulding between each window, using the existing moulding as a precedent. While the oversite development’s proximity to the façade will not change, partitions at a higher level will be removed to allow a continuous reading of the façade when standing next to it
