Flat to rent within 30 minutes of Liverpool Street

A bit of a longshot really but if anyone has any good advice it will be you guys on here :D

Friends of mine are moving to work in London and are looking to choose an area to live. They will be working in the City not far from Liverpool Street and they would like to find somewhere to live. They will be able to afford around 1300 per month for a 1-2 bed flat or house. They would like to live in a reasonable, safe area within about 30 minutes train / tube of Liverpool Street. Does anyone have any vague ideas of where to start looking?

Where I'm about to move to: North Chingford! Excellent (for this part of the world) service of four trains per hour all day every day, taking 25–30 minutes to reach Liverpool Street. It's got a high street with lots of independent shops/cafés etc., a village-type green, and fairly low crime rates if you stick to the northern half of the town.

Perhaps the handiest thing is that, despite the description above, it's still in London – so there's a night bus there too and plenty of daytime bus links.

I have heard good things about Chingford.

I might be biased living in Surrey Quays, but your friend should also check the East London Line. It has services every 3-4 minutes at peak to Shoreditch High St, which is a 5 minute walk to Liverpool St. As an example, Brockley to Shoreditch takes 18 minutes.

Although you don't always get a seat, its air conditioned. :)
